New Year Property Checklist

After all the recent festive fun and frolics, 2020 is finally here. New Year resolutions abound for us all, and what better time could there be for landlords to check that they’re completely up to date with their property. At 1LET, we’re always on hand to answer any questions and offer advice, but here are some of the main things that we recommend all landlords check.

Landlord Registration. Are you still registered as a Landlord? Every landlord must be registered and as you use 1LET’s management, you can rest assured that you will have been registered at some point. However, if you haven’t renewed your registration within the last three years, the chances are that it will have lapsed. Without a valid registration number, your property cannot be marketed again so best get it checked!  For further information on Landlord Registration, visit their website here.


Rent. Despite a slightly slow start to the rental market in 2019, demand for properties was fierce as the year progressed. While large hikes in rent are generally to be avoided, it is reasonable for landlords to receive rent at a fair market rate. 1LET’s Property Management team regularly check rental prices to ensure that they’re fair. Compliance. Our Compliance Manager, Katharine Fyfe, does a grand job of making sure that all properties are fully compliant amidst the ever-changing regulations.  All certificates should be up to date but if you’re unsure as to whether any work is required at your property, please contact your Property Manager, who’ll be more than happy to put your mind at ease!


Tax…. Everyone loves tax and filling out self-assessment forms don’t they.... One of the big changes that 1LET made last year was to ensure that all landlords have their own unique landlord login to our website. This gives every Landlord full access to their monthly statements, invoices and a whole raft of other information on their property. If you’re not sure what your login details are, get in touch and we’ll help you on your way.  It should be much easier now for all landlords to complete those fun tax forms now!


Contact details. In this ever-changing world of ours, everyone needs to be able to get in touch with each other at the touch of a button. So, it’s extremely important that 1LET has the correct details for every landlord and tenant. If you’ve changed your number, email address or home address and think that you might not have informed us, let your Property Manager know. We’ll make sure that our records are up to date.

2020 should be a great year.
